This fabulous sea-fronted holiday home in Selsey is ideal for a family coastal break. Sleeping up to seven guests in three bedrooms it is perfectly suited to two families with young children or one larger family.

Seacote is an ideal escape at anytime of the year. In summer, the proximity to the beach and large garden with garden room and hot tub will come into its own. However, the house is equally well suited to winter breaks as the cosy sitting room enjoys a wood burning stove and the hot tub is available all year round.

Comprising of:

  • Bedroom 1: King size bed with en-suite shower (first floor)
  • Bedroom 2: Bunk room with double bed at the bottom and single bed on top (first floor)
  • Bedroom 3: Double bed (ground floor)

Downstairs the property has a sizeable sitting room with dining table for six, plus an extra extendable table which can seat another two to four guests. The sitting room has comfortable seating in the TV area with log burning stove. There is a separate, well-equipped kitchen with small kitchen table, ideal for kids tea and access to the private and secure rear garden. There is a double bedroom and separate bathroom with over bath shower downstairs too. (Please note that logs are not supplied for the wood burning stove but can be bought at the ASDA petrol station on your way in which is just 3 minutes from the property.)

Upstairs are two further bedrooms. The master with en-suite shower and fabulous sea views, plus a balcony with seating area, is a real highlight. Upstairs is also the bunk room with a bunk (double bed at the bottom and single on top) plus an additional single bed with pull out truckle bed if required.

The garden at Seacote is a real bonus. The sizeable lawn area is ideal for children to play on plus there is a garden room at the end with seating and also a hot tub (optional extra at £295 per stay). The garden room is secure so ideal for pets too. (Maximum of two dogs). Please note that whilst this is a pet friendly property, we ask that you abide by our pet friendly rules and clear up after your animals in the garden. We also ask that pets are not allowed upstairs, or in the downstairs bedroom and pets are not allowed on the soft furnishings. Thank you.

Seacote has a small utility area with washing machine and tumble dryer, plus parking on the drive for up to three cars end to end.

Seacote is located in the seaside village of Selsey. East Beach Road is a residential area with direct access to the beach just over the green. It is a 20 minute walk to the town centre with all of its shops and restaurants and if you choose, you can walk all along the beach front to get to the village centre. Near the house there is a butcher, baker, green grocer, convenience store and fish and chip shop just a 5 minute walk away. There is also a kiosk, skate park and playground at the beach front making it an ideal holiday property for families.

Selsey is one of the sunniest places in the UK, with a record number of sunshine hours and the beach in front of the house is a popular spot for swimming, paddle-boarding, diving and many other water sports. Given that the beach is east facing and the prevailing wind is south westerly it is often one of the most sheltered beaches on the West Sussex coastline. It is also famous for its delicious crab! This is available, along with a variety of locally caught seafood, from the renowned Julie's fish shop. Julie's is situated at the seafront just a few moments walk from the house.

East and West Wittering, with access to more amenities and the famous white sandy beach are just a 15 minute drive away and Chichester is also just 15 minutes away.

Lovely Cosy Seaside Christmas Getaway

We’ve booked with Wellies & Windbreaks before, staying at their property ‘The Courtyard’ in West Wittering for Christmas 2021, which was absolutely wonderful so we decided to book again for Christmas 2023. When it wasn’t available we went for Seacote.

A really lovely little house, just a very short stone’s throw from the beach.
Just as shown in the photos.
Lovely clean rooms throughout with simple decor and nice little bits of art.
Well stocked kitchen – everything we needed to prepare a full Christmas lunch.
Wonderful view of the sea from the master bedroom and you could also see the sea from the living room.
Hot tub was a real plus – fabulously hot – and we made the most of it!
And the enclosed garden for the dog was great.

We were told there’d be some wood to get us started with the log burner however there wasn’t any which was a little annoying, and the log burner itself was a somewhat tricky to operate. Allso there was a loose kick board under the kitchen counter which kept falling down, but those are the only small criticisms.

If we had to choose again we’d probably go for The Courtyard as it was more spacious, had an open fire, and we preferred the beach (further away but much bigger and more open) and the general locale along the coast in West Wittering.
That being said, Seacote is a very lovely holiday home, and in fact, I imagine it would really come into its own in the summer with the sea being so close and the great summer house in the garden.

Great home by the sea

Thank you for a lovely stay in Seacote- beautifully and thoughtfully kitted out with every comfort you could need. Lovely to be so close to the sea; great view from balcony. Ideal for a small family, but a bit tight in the sitting room if more than 4 really. Fantastic hot tub and garden room.

A good family house

Selsey is not very nice but the house was comfortable and well set up for a family with small children. Great garden with dining table and if you join the seafront and turn left there’s a nice walk. Fine as a base to get out to nice areas like Chichester harbour and to sandy beaches at the Witterings. We’d use Wellies and Windbreaks again but would be more careful to check the location next time.

Extra special stay in Selsey

A wonderful week in Selsey. The house was perfect for my parents, me and my husband, and our children. The house has absolutely everything you’d need for the week in terms of furnishings and kitchen ware. The location directly opposite the beach is incredible. The beaches are uncrowded, the sea is calm, and you can easily walk to the lifeboat station, an amazing bakery, green grocer, and small shop. In the warm months when the weather is nice there is a fish and chips shop and ice cream shop open next to the seaside playground and skatepark. This is a more residential area of Selsey so away from the resorts which we liked. We were very comfortable in Seacote and hope to return!
