This fabulous sea-fronted holiday home in Selsey is ideal for a family coastal break. Sleeping up to seven guests in three bedrooms it is perfectly suited to two families with young children or one larger family.

Seacote is an ideal escape at anytime of the year. In summer, the proximity to the beach and large garden with garden room and hot tub will come into its own. However, the house is equally well suited to winter breaks as the cosy sitting room enjoys a wood burning stove and the hot tub is available all year round.

Comprising of:

  • Bedroom 1: King size bed with en-suite shower (first floor)
  • Bedroom 2: Bunk room with double bed at the bottom and single bed on top (first floor)
  • Bedroom 3: Double bed (ground floor)

Downstairs the property has a sizeable sitting room with dining table for six, plus an extra extendable table which can seat another two to four guests. The sitting room has comfortable seating in the TV area with log burning stove. There is a separate, well-equipped kitchen with small kitchen table, ideal for kids tea and access to the private and secure rear garden. There is a double bedroom and separate bathroom with over bath shower downstairs too. (Please note that logs are not supplied for the wood burning stove but can be bought at the ASDA petrol station on your way in which is just 3 minutes from the property.)

Upstairs are two further bedrooms. The master with en-suite shower and fabulous sea views, plus a balcony with seating area, is a real highlight. Upstairs is also the bunk room with a bunk (double bed at the bottom and single on top) plus an additional single bed with pull out truckle bed if required.

The garden at Seacote is a real bonus. The sizeable lawn area is ideal for children to play on plus there is a garden room at the end with seating and also a hot tub (optional extra at £295 per stay). The garden room is secure so ideal for pets too. (Maximum of two dogs). Please note that whilst this is a pet friendly property, we ask that you abide by our pet friendly rules and clear up after your animals in the garden. We also ask that pets are not allowed upstairs, or in the downstairs bedroom and pets are not allowed on the soft furnishings. Thank you.

Seacote has a small utility area with washing machine and tumble dryer, plus parking on the drive for up to three cars end to end.

Seacote is located in the seaside village of Selsey. East Beach Road is a residential area with direct access to the beach just over the green. It is a 20 minute walk to the town centre with all of its shops and restaurants and if you choose, you can walk all along the beach front to get to the village centre. Near the house there is a butcher, baker, green grocer, convenience store and fish and chip shop just a 5 minute walk away. There is also a kiosk, skate park and playground at the beach front making it an ideal holiday property for families.

Selsey is one of the sunniest places in the UK, with a record number of sunshine hours and the beach in front of the house is a popular spot for swimming, paddle-boarding, diving and many other water sports. Given that the beach is east facing and the prevailing wind is south westerly it is often one of the most sheltered beaches on the West Sussex coastline. It is also famous for its delicious crab! This is available, along with a variety of locally caught seafood, from the renowned Julie's fish shop. Julie's is situated at the seafront just a few moments walk from the house.

East and West Wittering, with access to more amenities and the famous white sandy beach are just a 15 minute drive away and Chichester is also just 15 minutes away.

** Please note that the hot tub is an optional extra as it gets refilled for each guest that requests it. The charge is £295 for the stay. If you would like it, please tick the hot tub option in the booking form which you will be sent upon enquiry.

Lovely, well presented holiday cottage

We really enjoyed our stay at Seacote. It’s a lovely, well presented holiday cottage.

Its position, right next to the sea, was perfect for us as a family of 7 including a newborn and dog!

The property was extremely clean and comfortable with plenty of room for all of us.
We were very pleased with how the kitchen was equipped, the good quality bedding and towels (which smelt very nice) and the little touches of shower gel, coffee, tea etc.

The hot tub was definitely a hit with all the family enjoying a glass of fizz in the bubbles (not the newborn or dog obviously!!)

We all love walking and the walks from the property were great, especially up to the Nature Reserve, where all sorts of wild fowl can be seen. We passed Selsey’s railway carriage homes along the route which were very interesting. Julie’s crab hut a short walk along the beach had the most delicious crab – probably the best I’ve ever eaten! We also tried the local fish and chip shop, a short walk from Seacote, which was also excellent.
Buses into Chichester are easy as there is a bus stop nearby with the journey taking about 45 minutes.

Communication with Amanda from Wellies and Windbreaks was excellent. She was quick to answer, with all requests acted on extremely quickly.

All in all we had a lovely time at Seacote and would recommend to family and friends. Hopefully we can stay again in the not too distant future.

Thanks Wellies and Windbreaks.

If the weather hadn't been brilliant then I think the stay would have been worse

Overall the property was ok. But we kept finding small issues, such as dirty plates, glasses, oven tray’s, food left in the freezer from I presume previous users, sink plug in en-suite didn’t work, the garden was not kept nice, overgrown grass/hedges, generally dirty inside and out, cobwebs etc. The barbecue tray was not clean so we didn’t use the barbecue while we were their. It didn’t seem not all the jets were working in the hot tub (could be our mistake though not a hot tub expert). The automatic lawn mower going in the middle of the night keeping the downstairs bedroom user awake. We weren’t aware there was a car park outside the property. Disturbance/noise from people outside during the nights. I know these are not major ‘issues’ but to us paying the amount of money we paid, which to us is a lot of money, you want somewhere that is at least nice to use and be in. Unfortunately, we didn’t feel as happy as we hoped and this is reflected in our lower scores. We think the property needs a good clean and maintenance revamp and perhaps the owners are not fully aware. It certainly didn’t look like the photos on the website! Good job the weather was nice as this helped alleviate our cripes and made the holiday for us.

Thank you very much for your constructive review Adam. I am really sorry that you felt the property had some areas of concern and I can assure you and future guests that I will act upon your feedback.
I have been in touch with the homeowner about sorting out the garden and she is in agreement that they will find a new gardener. They are going to have the hot tub looked at too to see if there is a problem with the jets. The house has had a lot of use over the summer and we are going to organise a deep clean and new photos to be taken to ensure that what we have on the website is an accurate reflection of the property as it is now. I shall also be clearer in the listing about the properties proximity to the car park. It has never been an issue before but I appreciate that it will have been busy when the weather has been so good this summer.
Thank you again for your feedback and please be assured that we will act on your comments.
I am glad you enjoyed your holiday otherwise, particularly the amazing weather. Thank you also for booking with Wellies & Windbreaks.
Best wishes, Amanda

Summer Holiday

We stayed for a week in August. The weather was good to us which really helps with any holiday. The accommodation was lovely. Excellent location. Perfect with and without kids. We were two families. Our only gripe would be a separate tv/sitting room for kids but that isn’t the properties fault. We would go back, for sure. Thanks for a lovely stay Seacote. We currently have Seacote, Selsey blues. Take us back.
