Rox is without doubt one of the finest holiday rentals on the Wittering beach front. This house offers comfort and luxury in equal measures and the location is un-beatable. Rox has been one of the most popular luxury rental properties on the seafront for many years and recent renovations added a fifth bedroom, enabling it to sleep 12 guests.

Rox is rich in style and character with individual quality furnishings, large comfy sofas, plenty of entertaining space, a dining table which will seat 12+ and unrivalled sea views from the downstairs and four out of five of the bedrooms. The master bedroom with super-king, en-suite and balcony is luxurious and enjoys breathtaking views across the Solent. The four-poster king size bedroom also has balcony access and spectacular views, as does the small double bedroom next door. The new twin bedroom is stylish and spacious with sea views and the double bunk-bed room to the rear of the property will be pure heaven for any young guests. The bunk-room also has a play area in the eaves which will keep the kids entertained for hours. One of the lower bunks is a double bed, should this room be required for adults. Upstairs there are two further bathrooms, one with roll top bath and sea views and the second with an enormous walk-in shower.

The light and bright open plan, sea-facing kitchen, living, dining space is fully glass fronted with sliding doors out onto the sheltered sea-facing garden. There is also an additional snug / TV room to the rear of the property, with a large corner sofa and comfy armchairs; a great space to wind down in after a busy day on the beach. The downstairs also benefits from a utility room with outdoor access and downstairs loo and shower.

There is parking for three cars on the road side of the property and the beach side garden offers privacy from passing walkers behind the large hedge. It enjoys direct access to the beach and its own small private area on the seafront, where you can sit out with a drink and enjoy the sunset.

Location

Stunning property and so homely

We have had a wonderful stay in Rox. The property was just what we were hoping for as a family reunion and a 75th Birthday celebration for my Mum. We couldn’t have been luckier with the weather too. We enjoyed glorious sunsets and fun in the sea on the surfboards; not forgetting pebble painting and walks to West Wittering and card games in the evening.

Thanks so much! Hope to come back, maybe a house that takes dogs next year though as our little dog would love it here!

Lovely, homely house for a large family holiday. Very clean and plenty of space for us. Great location.

Rox

Rox is a stunning property that is beautifully furnished. We were an extended family of grandparents, parents and grandchildren. The house provides a variety of spaces both inside and out, catering for everyone’s needs. The bunk bed room was a particular escape pod for the children!
Using the AGA cooker was a new experience for us but it didn’t take long to adjust, thanks to Mary Berry! The kitchen is compact and initially we thought would not provide us with sufficient food storage but the fridge seemed to swallow up most of it. It has plenty of crockery and cutlery which is a bonus with a large party.

If we had a criticism it would be that many of the cooking dishes are huge and a variety of sizes would be beneficial. Also some of the pan handles felt unsafe and were not suitable to use on the Aga.

Rox provided us with a memorable, uplifting family holiday. We do a holiday evaluation every year and there was a unanimous vote to return again to Rox and it’s surrounding area. Thank you !

We used the kayak provided later in the week and regretted not having used it earlier!

Great but...

Rox is a great house to hire and we love staying there. We just had a couple of issues with our last stay. The windows were really dirty and given that an important feature of the property is its wonderful views over the sea this was disappointing also some basic staples (bin bags) were not available.

It was lovely to host you and your family at Rox again. I appreciate your feedback about windows. We are sorry that they were not clean for your arrival and in spite of our efforts to get them done on Friday or Saturday, were only able to get them done for you on the Monday.

I just wish to clarify to future guests reading this review that the Masters family had no complaint with the cleanliness of the interior at Rox. They make a valid point though that the beauty of a beach front house is to be able to see the sea clearly.

Wellies & Windbreaks very much value the Masters Family as regular guests at Rox and are grateful for the constructive feedback.

Stunning house

We stayed at Rox over Easter holiday April 2022.

The house is simply stunning. Very comfortable beds, gorgeous linens and very tasteful decor. Large open plan reception room which has a sea view.

The kitchen has an aga and is very well equipped with plenty of crockery/glassware – all of a very high standard.

The views from the house are amazing. It was lovely to hear the sound of the sea when we went to sleep at night and again when we woke in the morning.

I would highly recommend this house for a family holiday.

3rd stay at Rox

This was our 3rd time staying at Rox and I’m sure we will keep going back. The location is ideal for beach access and convenience, with a short walk to either the blue flag west wittering beach as well as to the village of east wittering. The kids bunk room is also ideal for families. Amanda from Wellies & Windbreaks is always a pleasure to deal with. Highly recommend Rox.
