Very comfortable house for 6 adults and space for more. Right on the beach. Walking distance to restaurants, coffee and local walks

A lovely week in Dots for family group, despite the clouds and rain. Comfortable and roomy, well equipped kitchen. Table tennis gave a fun couple of afternoons. Swimming, paddling and walks with dogs on the beach all great, but nothing beats a cup of coffee and watching the sea from the sofa.

This was our 2nd visit to Dots and again the sun shone all week….what a fabulous location right on the beach. You can sit in the front garden and look out to sea with an ever changing view of large ships, wind surfers, swimmers,kite flyers and people just enjoying life.
The house works well for us being a multi generational party and a bonus is a summerhouse with a table tennis table and sofas giving another chill area. The large sofas in the lounge area look straight out onto the beach with the occasional dog walker passing by. The village of East Witterings has everything you could need as well as two great restaurants, a Curry house, take away Chinese , Pizza, and gourmet burgers are all available…..we made use of them all !
All within walking distance from the house ( including the pub ) Plenty of parking for 4 cars and a large back garden for the children to have a round around in. Fabulous holiday…what a location ….we will be returning

The location is fantastic as only a short walk to the village and right on the beach .
We loved the games room with table tennis table !
Great for the evenings

Windbreaker and Wellies have good communication and have used them before and hopefully we will again!

Only thing that could be improved on is the garden furniture as very basic and a couple of the sunloungers were broken , would have been nice if there was more outside dining eg patio area .

We hope to book again for next summer x

Unusual layout but not a disadvantage. Well -equipped , both with furniture and fittings and utensils.
Didn’t like sofa, very uncomfortable, especially for shorter people but beds, chairs etc very comfortable.

We went for a weekend away and it was brilliantly equipped with everything we could possibly need. The place was spotless and uncluttered. The sofa was extremely comfortable as were the beds. We spent a weekend at Dots for a 50th birthday celebration with friends and family and it was absolutely amazing. We all loved the house; big social areas, a massive sofa, and cute bedrooms with options for everyone. The views from the front bedroom are beautiful and the whole house has a cool yet cosy vibe. Kitchen is very well equipped with everything you could need. The weather was quite wet so we didn’t really get to enjoy the garden or games room but imagine that these are great fun in better (and less muddy!) weather. Being right by the sea was what we wanted, watching the surfers and still having lots of food options on the doorstep. Guests who weren’t familiar with the area were amazed at how buzzy and busy East Wittering was on a damp weekend in February! Angela and Amanda are both very responsive to messages and we’d love to book again in the future.

Well laid out, great views, well equipped kitchen, although could have done with a small saucepan. Beds very comfortable. only suggestion could have done with a side gate so dog could not go round to the front garden as not sure if she could have scrabbled over the wall to join the other dogs on the beach, we put the garden tables by the side so she couldn’t get through.
We all enjoyed a wonderful weekend, thank you for letting us stay there.

Dots provided all the living space we needed (6 adults & 4 children) and the facilities in the house made our long weekend a relaxing experience. The biggest positive for Dots is the location, it’s right on the coast and a 10 min walk to town. The outbuilding has a ping pong table and garden toys which we enjoyed, the garden was a surprise and big enough for children to burn off some energy, on a better day there is a BBQ ready to use and outdoor shower. The property could do with a bit of work, some plaster is damaged and there has clearly been a leak from the first floor into the kitchen, but with that said everything worked, plenty of hot water and the Velux windows were a useful touch. Definitely recommended.

We stayed in October half term, Dots was perfect for us, 3 different families of all ages from 78 to 11. Location is perfect, 10 mins walk into the village where there is everything you need, some lovely little shops plus supermarkets and a good pub, food/take away options. Being able to walk on to the beach from the gate was such a treat, we didn’t want to leave! The upstairs bedroom views are spectacular, watching the surfers even on the rough days. The electric radiators were great to keep individual rooms the right temperature for all and the house was lovely and warm, the showers were lovely, plenty of hot water. The lounge area is great to all chill in with the lovely view on the big sofa, and the dining area also perfect for big family meals. Dots is a perfect holiday home for us. Very dog friendly. We also walked to Billy’s on the Beach one day, that was 15 minutes, for a lovely brunch. The beds, bedding and everything provided in the kitchen were all of great high standard, real bonus to have the tumble dryer in the games room. Thank you Dots, I’m sure we’ll be back!

What an amazing location, parking on site, walking distance of everything you need in the village and right on the seafront. House was a perfect layout for two families, spotlessly clean, plenty of storage and loved all the modern appliances. Was well equipped with tea, coffee, loo roll and other basics to get you started. Our favourite place was on the amazing comfy sofa (seated 7 of us easily) with the doors wide open. Kids enjoyed the table tennis and the garden.

House itself was a bit tired but we did go at the end of the season. Nothing major that impacted our stay though. Angela at W&W was so helpful and the guide you are given before you travel is brilliant.

We will definitely consider booking this house again.

This lovely, well-laid-out beach-front property is perfect for enjoying all that East Wittering has to offer. Straight onto the beach from the front garden – no roads to negotiate so perfect for kids. There was an abundance of equipment and kitchen necessities. The rooms are all a good size and the two bathrooms plus extra loo are great for a big family group.

The garden and ping-pong room were a joy to use.

We could have done with more mirrors around the place – there wasn’t one in every bedroom – which made hair drying difficult.

Perfect stay for large group on exceptionally warm weekend. We were able to make the most of beachfront location. Spacious house with plenty of bedrooms. Maybe a little tight on bathrooms, if all 11 beds were occupied.

We’ve been coming to the Witterings for 11 years and Dots was a fabulous new location for us. A perfect beach hangout for 2 families and the newest addition -Piper the dog. 2nd time staying at the beautiful Dots. Dog friendly and a stone throw from the beach. House is perfect for us. Although it sleeps loads, just the x2 of us and our 2 very well behaved dogs enjoyed its comfort . Everything available at Dots is just perfect. The sun was out for a short week stay which made it perfect to walk 20,000 steps on the gorgeous stretch sandy beach from east to west wittering. Boulevard was our favourite eating but we experienced v good Indian delivery and the Chinese wasn’t too bad also. All just a 5min walk away. Fresh cockles from the fish hut (never tried b4) were amazing to pick at on our walk. The Shore pub again 5mins walk. Good high street with a Tesco, butchers health centre etc. all walking distance. The beach at East Wittering is just AMAZIBALLS! Sand beach goes out for miles and always puts a smile on our facies and dogs just absolutely love it! Perfect house Perfect location Perfect sunsets! Will be booking again if we have the chance to grab a vacancy block!

We stayed at Dots for a long weekend at the end of June for a birthday celebration. Dots was a great size for the 9 of us and the large open plan living space meant that we never felt like we were on top of each other.
It was clean, bright and airy. The view from the upstairs bedroom was lovely.
The games room outside was brilliant for the children and the garden was safe and secure for them to play in.
Location is also great as it’s a short walk to the village and our family favourite restaurant the Boulevard.
The whole family enjoyed their time at Dots.

Dots was ideal for our family holiday, with ages ranging from 70 to 2 years. Its beachside location is just perfect and within easy walking distance of East Wittering and all the facilities it offers. The ‘shed’ was such a useful additional space.

Wellies and windbreaks as an organisation to deal with are perfect. Extremely friendly and responsive to a couple of minor issues with the house, which they assured us were to be sorted imminently for subsequent renters. We hope to be back!

Three generations plus a small dog all had 5 days in lovely Dots. The house was well maintained and very clean .The beds in particular were so comfortable which is often not the case in rental properties. Maybe a comfortable chair in the main room upstairs would be lovely to sit and look at the sea? The kitchen was well equipped and having breakfasts and lunches at the long table looking out to the shingle was a delight. We were lucky as the weather was so good for May so a lot of the time was spent outside both in back and front garden depending on the breeze, and on the beach. The Table tennis table is such a good idea as is having the Summer House at the end of the garden.
The village being so near is marvellous for both shops and eating places. We went to Billy’s on the Beach and Drifters, bought prawns from the Fish kiosk on the beach, and enjoyed a drink in the pub, all so near and in walkable distance.
The living area was so comfortable and great for watching people and dogs walk by! Nice big TV too for those that watch sport!
The family have all contacted me to ask if we can return! Thank you, Amanda for organising everything so well for us.

Beachside bliss. Great location with the Beach as your front garden. Walking distance to all East Witterings facilities and Billys on the Beach. View from the upstairs bedroom was breathtaking. Spaces and airy living area with minimal furnishings yet everything you possibly needed. The sun shone for us too! We will be back. x

Dots was a perfect size for our family, it had enough space for us all to have our own bedrooms and the kitchen/dining area was great for socialising. We also made full use of the ping pong table on the one day that it rained. Situated on the beach ( with stunning views of the sunrise/sunset from the main bedroom ) it offers many picturesque walks just outside the front door. We’ll be booking again, for another fun weekend

We started end of June 2021 as a large family using all six bedrooms. The garden area and games room give extra space for the family while the main reception seating area has room for all.The location is central to lots of nearby areas to visit. Any minor queries were quickly resolved.

We had a great stay at Dots, and enjoyed the views over to the IOW. We have booked before with Amanda so already knew the house would be well equipped and prepared as are all her properties which just helps the holiday to get off to a relaxing start. The owner has made sure the house makes the most of the views with rooms that are spacious and modern. We would book this property again.

We spent a week at Dots during half term. The location is excellent, right on the beach and within easy walking distance of East Wittering and Bracklesham Bay. Our children loved waking up to views of the sea each morning. The house itself is great – lots of bedrooms and well kitted out. Very functional for a family trip. We will be back!

We have just returned from spending a week at Dots, we have been coming to East Wittering many times over the past years and love the place, we normally stay with friends/family but due to COVID and our extending family we needed somewhere to stay and found the Wellies and Windbreaks website with the property Dots available, which we found to be the absolute perfect property for us, directly on the beach front and plenty of room for our large family and dogs were also welcome.
Amanda was very professional, friendly and accommodating. We will definitely be booking and returning to Dots.

A return visit to Dots, again a lovely house. We had a wonderful week, despite several days of wild winds and waves, and some exhilarating swims! The table tennis table provided two afternoons of laughter and fun. The kitchen is well-equipped for feeding a large group. We also discovered the Kneads bakery – amazing bead and pastries. The best bit – the location right on the beach and the fantastic view. Next break here already booked!

Amazing location so close to the beach. Perfect family house which suited all 10 of us (all different ages) Lovely design inside and great space. Comfy beds and great bathrooms. We felt it could have been a bit more thoroughly cleaned on our arrival, but we loved every minute of it and will be back!

We recently stayed for 3 nights with all of our family to celebrate a 60th Birthday. Firstly all the correspondence with Windbreaks and Wellies was first class, any questions were answered quickly and I had total confidence in them.
Dots house was perfect for our family of 9 adults and 2 children , the bedrooms were all a good size , the master bedroom had the most amazing double aspect windows with the view of the beach and sea, the beds were very comfortable, it would have been nice to have a mirror to use above the desk for make up and hair.
The house is right on the beach and we enjoyed an early morning (chilly) swim on my husbands birthday with the two dogs.
We enjoyed table tennis matches and we were so lucky with the weather so used the outside chairs to enjoy the sunny evenings.
We had a private chef for a special dinner and there was plenty of room for us all to sit at the table and for him to prepare the meal and we all enjoyed the sofa afterwards with views of the beach.
The location was fantastic , just a short walk took you to a selection of dog friendly Pubs and some lovely local shops, we also drove to West Wittering beach which took about 15 minutes where we had great fun and hired paddle boards.

We were lucky as the weather was so good for May so a lot of the time was spent outside both in back and front garden depending on the breeze, and on the beach. The Table tennis table is such a good idea as is having the Summer House at the end of the garden.
The village being so near is marvellous for both shops and eating places. We went to Billy’s on the Beach and Drifters, bought prawns from the Fish kiosk on the beach, and enjoyed a drink in the pub, all so near and in walkable distance.
The living area was so comfortable and great for watching people and dogs walk by! Nice big TV too for those that watch sport!
The family have all contacted me to ask if we can return! Thank you, Amanda for organising everything so well for us.

Beachside bliss. Great location with the Beach as your front garden. Walking distance to all East Witterings facilities and Billys on the Beach. View from the upstairs bedroom was breathtaking. Spaces and airy living area with minimal furnishings yet everything you possibly needed. The sun shone for us too! We will be back. x

Dots was a perfect size for our family, it had enough space for us all to have our own bedrooms and the kitchen/dining area was great for socialising. We also made full use of the ping pong table on the one day that it rained. Situated on the beach ( with stunning views of the sunrise/sunset from the main bedroom ) it offers many picturesque walks just outside the front door. We’ll be booking again, for another fun weekend

Lovely modern house on the beach. Great location. Very clean and welcoming, Xmas tree was a lovely touch. We would recommend this property.

Lovely place,a few things broken/awkward but we transferred so maybe they were on the fix soon list.

Excellent location Very well equipped kitchen and WiFi . Lovely open plan living. Very dog friendly with local bar and eats within walking distance. Burgers/pizzas etc. Indian & Chinese Tesco/CoOp walking distance. Super little high street. Parking on property ✔️ (Wished the games room had a Pool Table instead of table tennis) Garden crying for a Hot Tub . Will we book again? Absolutely YES

We started end of June 2021 as a large family using all six bedrooms. The garden area and games room give extra space for the family while the main reception seating area has room for all.The location is central to lots of nearby areas to visit. Any minor queries were quickly resolved.

Thanks- we had a really amazing weekend. And will definitely be back!

We had a great stay at Dots, and enjoyed the views over to the IOW. We have booked before with Amanda so already knew the house would be well equipped and prepared as are all her properties which just helps the holiday to get off to a relaxing start. The owner has made sure the house makes the most of the views with rooms that are spacious and modern. We would book this property again.

We spent a week at Dots during half term. The location is excellent, right on the beach and within easy walking distance of East Wittering and Bracklesham Bay. Our children loved waking up to views of the sea each morning. The house itself is great – lots of bedrooms and well kitted out. Very functional for a family trip. We will be back!

We have just returned from spending a week at Dots, we have been coming to East Wittering many times over the past years and love the place, we normally stay with friends/family but due to COVID and our extending family we needed somewhere to stay and found the Wellies and Windbreaks website with the property Dots available, which we found to be the absolute perfect property for us, directly on the beach front and plenty of room for our large family and dogs were also welcome.
Amanda was very professional, friendly and accommodating. We will definitely be booking and returning to Dots.
