Holmes Farm is a really special holiday home, ideal for families seeking a peaceful escape near the sea. Located in rural West Wittering and surrounded by beautiful countryside it is just a fifteen minute stroll through the fields to the beach and villages of East and West Wittering. Sleeping up to eleven in four bedrooms and an annexe, but with the option of accommodating three additional children, it makes a wonderful home for a large group holiday with friends or a family celebration.

  • Bedroom 1: Super king size bed with en-suite bathroom (first floor)
  • Bedroom 2: King size bed (first floor)
  • Bedroom 3: King size bed (first floor)
  • Bedroom 4: Double size bed (first floor)
  • Annexe: Super king size bed plus additional single bed (for an additional £50 per person per stay an extra single can be made up for a child)
  • Playroom / study (for an additional £50 per person per stay the sofa bed can be made up)


The open plan entertaining space is the heart of this characterful home. Flooded with natural light and fitted out with contemporary but really comfortable furnishings, this is the room where everyone will gravitate to. Vaulted ceilings with exposed wooden beams add buckets of charm to this homely central space and with double doors leading out to the patio, garden and countryside beyond, every mealtime at the large dining table will be a joy. The shaker style kitchen is well equipped and there is a breakfast bar and smaller circular table at the kitchen end of this large room adding to the wonderfully sociable layout. A practical utility space with additional freezer and laundry facilities is next to the kitchen and has separate access so that coats, muddy boots and dirty dogs can be left here before entering the house.

The open plan room has a sitting area plus there is an additional more formal sitting room off this main room, a quieter space to relax in in front of a roaring fire. This house is not short of living space and there is another play room or study space off the hallway where the children can retreat to and watch TV or it can be used as a space to work. This room is where additional guests could stay if required as there is a sofa bed which can be made up for an additional £50 per guest per stay. The ground floor also has a large shower room and WC.

Upstairs in the main house are four bedrooms. The master bedroom is a sizeable room with super king bed, an en-suite bathroom and fabulous views over the fields. There are three further bedrooms; two with king size beds and one with a double bed. All the rooms are beautifully decorated with high quality furnishings and comfortable bedding.

The annexe, which can be accessed either via the utility room in the main house or has its own separate entrance, is ideal for a nanny, grandparents or even a group of children looking for some fun and independence. It is a very large open plan room with super king bed, plus a single bed. The single bed has another bed underneath it which can be pulled out and made up for an additional child at £50 per stay. The annexe enjoys its own kitchenette, seating area and TV plus a separate shower room.

Holmes Farm is set in lovely open gardens. There is a lawn, open to the fields at the rear of the property plus extensive paddocks and walled gardens for children to explore in. Whilst Holmes Farm will except a couple of medium sized dogs by prior approval, we must stress that not all of the garden is secure. It is great place to walk from though and enjoys access to a number of local footpaths which lead to East Wittering, West Wittering and link up to the Salterns Way and routes into Chichester. East Wittering village with all its shops, cafes and restaurants is only a couple of minutes away in the car or a fifteen minute stomp over the fields and West Wittering is a similar distance away following another path.

There is parking for four to five cars on the drive way.

Lovely new year stay at Holmes Farm

We had a delightful 5-day stay at Holmes Farm over new year. The main part of the house has a great kitchen and living area for hanging out as a family. Upstairs bedrooms were very comfy, clean and warm (it was a winter stay). The kitchen is well equipped and has everything you need to cook good meals. Also a great garden that wraps around the house (would be amazing in summer time especially). And the location is perfect as it's very close to beach at West Wittering, shops in East Wittering and villages like Itchenor. All in all a great stay.

We stayed at Pebbles in West Wittering with our 18-month-old and it might be the best staycation we’ve ever done. We will 100% be returning. We’ve never stayed anywhere this well equipped - it has everything you need and definitely feels like a home from home. The house is beautifully furnished and decorated, super clean and the kitchen has anything you could need from a dishwasher to cling film to coffee machine. Our son was entertained the whole time with the toys provided inside and outside, which made our stay that bit easier for us and more special for him. The location is brilliant, with an easy flat walk to the beach and close to the little shops. We can’t believe we’ve never actually visited West Wittering before - the beach is amazing! Now we have somewhere we love to stay, we’ll certainly be back here!
